New rules for landlords in Wales

New rules in Wales require all landlords to register and agents and self-managing landlords to obtain a licence.

The Housing(Wales) Act 2014 which must be complied with by 22 November 2016 seeks to establish a comprehensive register of the private rented sector in Wales. In addition, those persons who are directly involved in letting and managing rental properties have to become suitably trained and be "fit and proper" to deliver those activities.

Landlord registration costs £33.30 on line, a licence for a sole agent with no staff is £144 and for all other agents the licence fee is currently £3,728 for 5 years. These fees do not include the costs of training.
